    1. Sales & Rentals

    • Sell‑back to server: Free‑market houses/apartments may be sold back for 75% of MP (market price) excluding furniture value (FP).

    • Player‑to‑player resales (based on how long you owned it):

      • Follow realistic & current market values.

    • Multi‑interior apartments should follow realistic & current market values.

    • Trades/barters are allowed and should follow realistic & current market values.

    • Free‑market businesses are allowed and should follow realistic & current market values.

    1.1 Flipping

    Buying primarily and resell higher is property flipping and is allowed but should follow realistic & current market values.

    1.2 Renting to Alternate Characters

    Renting to your own alt is metagaming/OOC asset transfer. Mapping‑only access for alts is also considered as metagaming/OOC asset transfer considering you're using resources of your alts.

    1.3 Purchasing/Renting to Steal

    Abusing tenancy/ownership to empty inventories or sell furniture is script abuse. Breakin for burglary; even with keys.

    1.4 Renting & Hiring (Alts/Managers)

    • You may not rent to your alts or hire your alts at your business. Having multiple characters in the same business is forbidden (factions have separate rules) and is also considered as metagaming/OOC asset transfer.

    • You can rent out commercial properties.

    1.5 Owning Multiple Properties

    • Keep portrayals realistic: landlord life is time‑consuming (maintenance, complaints, repairs). Don’t hoard.

    • Neighborhood fit matters. Poor portrayal (e.g., luxury lifestyle but living in a distressed block with no story to support it) can trigger PM action.

    • Hard limits: per player no limit on properties total. Per character, no limit. Couples that cohabit may have multiple properties between them.

    • You can buy free‑market units as business extensions without PM approval.

    1.6 Conditioned (PM‑Supplied) Properties

    • PM‑issued requests/leases/houses are conditioned: you cannot sell/transfer them. PM may condition a property during investigations.

    • Exceptions (e.g., business leadership handover) require a PM ticket. No asset transfer of conditioned properties without PM.


    2. Leases (Business/Office/Storage/Properties/Etc.)

    • Leases grant IC use, not ownership, and require IC monthly fees. They enable higher‑end or unique concepts without upfront ownership.

    • Minimum playtime/level: depends on the script.

    • Leaseholder is responsible for activity, standards, employees, and portrayal. Factionization is allowed without approval.

    • Namechange/CK doesn't end the lease but property may be removed.

    • It is encouraged to actively run the business yourself. But, leases can be passive income.

    • You can pay leases via script in-game.

    • Interiors should match concept; if in doubt, contact PM.

    • Extended inactivity without notice risks termination; but you can contact PM.

    • Per character: max ~ business, ~ office, ~ storage lease. Your IC financial status is your limit.


    3. Property & Business Requests

    • If they don't exist, you can open a /report in-game to have it created.

    • Money laundering claims don't require IFM‑vetted RP proof (screenshots) but may be asked for. Gambling is recognized as income.

    3.1 Lease‑Only Concepts

    Some concepts may be Lease‑Only and not for permanent ownership (unless converted via script): Mechanic Garages, Pawn Shops, Dealerships, Trucking Hubs, Casinos.

    3.2 Business Standards

    • Managers/owners uphold RP standards for staff; owners should avoid vanishing and let managers run everything.

    • Don’t spread yourself thin: multiple unrelated concepts usually break realism. Examples: shallow trucking RP; minimal mechanic RP; night‑club owner suddenly opening a car dealership; running many disparate venues; delivering components to your own business. Try to portray everything realistically and within your IC financial status.

    3.3 Business Scripts

    Scripts must be used as intended.

    3.4 Usage

    • Only create/craft items aligned to your business concept. Underpricing created items vs sale price can affect your business IC-ly by Government.

    • Real brand names can't appear in item titles and assigned images must not display real logos.

    • If you sell OOC‑made assets (Menyoo/SP), create a matching item in‑game on purchase.

    • Abuse may revoke your business.

    3.5 Concept Changes & Property Classes

    • Changing business concepts requires a PM approval.

    • Property classes are strict: residential = living; commercial = business/approved use; storage = storage only; offices = office use/small‑concept space.

    3.6 Vehicle Sales & Tax Compliance

    • Ownership transfers are not limited; you can evade tax via /pay//transfer workarounds but with IC risk.

    • Unauthorized dealerships/vehicle flipping are allowed but with IC risk. Repeated ad spamming for volume sales is treated as unlicensed dealing.

    3.7 Business Vehicles

    • Vehicles must be concept‑relevant and not for sharing with friends. Poor portrayal or abuse revokes access.

    3.8 Faction Properties

    • Essential faction properties require IFM/LFM coordination and PM approval. Pending factions must wait until thread approval. If the faction closes, PM may reclaim.

    • There is no limit on properties by default; but depend on faction financial state.


    4. Inactivity & Holds

    • Properties are finite. Inactivity may lead to return to market/PM.

    • Contact PM if you're going away for a longer period than 30 days.

    • PM may notify and remove commercial properties with prolonged inactivity.

    • If removed: no refunds are given.

    • Bans: properties are not held/returned during bans. If a ban is overturned entirely, PM may restore at discretion.

    • CK: justified CK → PM won’t hold/transfer. If CK is reversed on appeal, PM may restore.


    5. Mapping Rules

    • Interior should broadly match exterior scale and style (one wall length leeway). Doors/windows inside should correspond to exterior layout when possible.

    • Style must fit neighborhood and property class. Residential stays residential (avoid full bars/restaurants at home).

    • Exterior furniture can exist visually in dim 0 with access via Smart TP; don’t make the exterior usable inside the property dimension.

    • Basements are sometimes rare but don't require PM approval.

    • Saunas/pools/gyms/cinemas must be plausible. Ask PM if unsure.

    • Landlords can grant construction rights; malicious deletions by tenants are punishable.

    • Safes must be visible/accessible. No “secret voids”.

    • Storage containers must make physical sense; describe them with container description. Scatter‑hiding to obstruct searches is abuse.

    • Mapping mode and entrance commands are for mapping/administering entrances only -- not to access Online interiors you wouldn’t have.

    • Owner is responsible for mapping regardless of who built it.

    • Unfixable issues → PM may wipe or revoke. Repeated issues → no more custom interiors.

    • Pay your mappers. Furniture scams are Rule 10 (Robbing/Scamming) and punishable.

    • Players may place limited exterior objects near their property (quantities set by script). No walls/hedges/structures for unfair burglary/combat advantages. Excess is removable by PM.

    5.1 Commission Caps

    • No limit.

    • Only IC currency.

    5.2 Process Agreement

    • Mappers may withdraw mid‑project (no commission). Communicate early.

    • Changing rates at the end is not acceptable.

    • Deleting paid‑for interiors over disputes is punishable. If irreconcilable, mapper may request refund for current state without commission.

    5.3 Smart TPs & Extra Dimensions

    • Request Smart TPs via /report for balcony/roof exits to dim 0. Fire/window emergency exits are allowed.

    5.4 Reporting a Mapper

    • Contact the PM with: your UCP, mapper IG name, reason, and details/screens.


    6. Dealership Rules

    • Spawn limits and inventory should match location/tier.

    • Documentation RP: title, registration, history, timestamp, taxes, odometer. Keep screenshots for audits.

    • Upkeep RP: washing, interior/exterior checks, engine/tires. Luxury lots have higher standards.

    • Stock must fit area (don’t sell supercars out of a dirt lot). Owner is responsible for staff conduct and tax compliance.

    • All sales go through the script (with tax evasion methods allowed). Staff your lot appropriately (varied roles). Offer test drives reasonably.

    • Leasing/financing is allowed. These deals are protected under scam rules.


    7. Namechanges & CK

    • Pending requests auto‑deny if your character is CK’d. If CK is reversed, you can ask to reopen.

    • Namechanging during a pending request → denial. For PM‑conditioned assets (leases/requests/houses), you must seek transfer approval before NC; leases auto‑end if not pre‑approved.


    8. General Requirements

    8.1 Activity

    • Business requests: aim for 20h playtime in the last month on that character. New characters should have 40h playtime since namechange.

    • Long‑term activity is rewarded.

    8.2 Admin Record

    • Recent/serious punishments can lead to denial (context‑based). Script/property abuse or RP quality concerns weigh heavily.

    8.3 Expectations

    • Owners/leaseholders should prioritize RP over profit. As a baseline, aim for one public opening/week when feasible; if not, communicate with PM.

    • Treat script cash as abstraction; research realistic finances for portrayal.


    9. Landlord & Complex Rules

    9.1 General Property Rules

    • Tenants can resell/rerent their units.

    • For IC destruction, follow In‑Game Property Destruction rules.

    • If landlord NC/CK, notify PM immediately to hold during review. Tenants should also notify landlords if they NC/CK.

    • Inactivity risks loss with no guarantee of return.

    9.2 Landlord Conduct

    • Apartments can be for rent  & sale. Set reasonable prices; price gouging may be punished.

    • Build RP: maintenance, notices, jobs, community events. No alts in your own complex. PM will run periodic checks and may impose extra conditions per complex.


    10. Casino Rules

    • Use realistic currency values depending on the location.

    • Full RP at tables: dealing, reactions, chatter. Staff your venue per your request (dealers, bartenders, floor managers, security as needed). Owners can but shouldn’t run tables routinely.

    • Additional conditions may be attached at approval time.


    11. Lore, Brands & Continuity

    • Lore brands belong to the setting and are administratively held by PM. You may lease/operate a location carrying that brand; you do not own the brand itself (rare single‑store exceptions may exist with PM approval).

    • Partnerships with lore brands require PM consent. If portrayal slips, PM can require removal of branded assets.

    11.1 Real‑World Brands

    • You cannot claim to own or manage real‑world brands. You may reference product names in item titles, but avoid real logos/images.

    • Do not register or run a business as a real‑world brand; create your own or use an in‑universe franchise in line with these rules.

    11.2 Legacy.mp Lore

    • Ownership history is part of lore. You can’t rewrite who owned something or swap past owners to alts. No “NPC inheritance” shortcuts.
